七旬老人求助鉴出假证 登记部门提醒：房产抵押莫只“押证”_我的网站

A |     (ECNS) --“Going global” has emerged as one of the key themes of the 2026 World Robot Conference, which is being held in Beijing from Aug. 19 to 23.    At the booth of Beijing-based Yunji Technology, visitors can explore a range of practical applications, including smart hotel services, automated laundry retail cabinets, latte art coffee stations and freshly cooked noodle stations.        Yunji Technology Chief Product Officer Duan Yanbiao told China News Service that the company’s robots have already been deployed in more than 20 countries and regions, covering major markets across Southeast Asia, Japan and South Korea, the Middle East, Europe and the United States. The company serves more than 40,000 corporate customers, while revenue from its overseas business surged by more than 90% last year.    Another Chinese robotics company, Leju Robotics, said it began expanding overseas around 2018 and has since built international teams and distribution networks. Its desktop educational humanoid robots, mid-sized entertainment humanoid robots and full-size humanoid robots have all obtained international certifications, with partners now established in Southeast Asia, the Middle East and other markets.    Global expansion is also a major focus for Guangzhou-based CVTE. The company said its overseas own-brand business grew 54.83% year on year in 2025. It has established subsidiaries in 10 countries and built localized marketing and service teams across 29 countries and regions, while its products and services now reach more than 140 countries and regions worldwide. The company has also developed local production capacity in Vietnam and Mexico to strengthen the resilience and flexibility of its global supply chain.                            。    “这本证书摸起来手感不对，上面的字迹也有些模糊，能不能帮我看看？”近日，年过七旬的市民王奶奶来到杭州市不动产登记服务中心咨询窗口，掏出一本不动产权证书，请工作人员帮忙鉴别真伪。几天前，王奶奶的儿子因办事借走了这本证书。两天后，证书被送回，王奶奶却越看越觉得不对劲。“我年纪大了也不懂这些，就怕孩子在外面被人骗了。”放心不下的她，便赶到窗口求助。工作人员接过证书仔细核查，很快发现多处疑点：纸张手感异常、水印颜色发暗，附记栏内容也与登记系统信息不一致。窗口随即启动“前台＋后台”联动机制。前台工作人员安抚老人情绪、解释鉴别流程；后台工作人员调取原始登记档案，对证书版式、防伪特征和记载事项进行进一步复检。经核验，这本不动产权证书确系伪造。几天后，正式鉴别意见书交到王奶奶手中，为她进一步了解情况、依法处理提供了依据。

B | 市不动产登记服务中心窗口相关负责人表示，类似证书鉴别求助每年都会遇到，近年来明显减少，但相关风险仍需警惕。

C | 登记部门提醒广大市民：为避免不必要的财产损失，即便对方是亲戚好友，在民间借贷过程中也不要仅以扣押房产证作为担保，不动产抵押须依法办理登记手续；若对不动产权证书真伪存疑，可就近前往不动产登记窗口，请专业人员免费核验；同时切勿触碰伪造证书的法律红线。根据《不动产登记暂行条例》等相关规定，伪造、变造、买卖或使用伪造、变造的不动产权属证书，将依法予以收缴；构成犯罪的，将依法追究刑事责任。
